Towne Lake's Last Builder Homes Start Where Most of Its Resales Stop

Towne Lake's official home finder currently shows one available home. It's a Caldwell Homes build at 18706 Mystic Maple Ln in Heritage Cove: 2,872 square feet, three bedrooms, three full baths and a half bath, priced at $1,029,595. The same screen shows seven available homesites and 22 floor plans. That's the entire new-construction inventory in a community that once sold patio homes starting in the $300,000s.

The developer calls Parkside "the last residential section being developed in Towne Lake." It has 375 homesites, several of them on the water, next to a regional nature preserve, and Partners in Building is the builder there. Partners in Building's own site lists its Towne Lake homes from $1.3 million, and the developer's builder directory lists them from the $1.2 millions. The same directory lists custom builder Bavaria Builders from the $900s. In most Cypress master-planned communities, a buyer still compares a builder spec home with a resale down the street at a similar price. In Towne Lake, new construction now starts above the price most homes in the community actually sell for. For a typical budget, the comparison happens between resales, and the nearly new ones have taken the place of builder homes.

The builder price floor sits above most of the market

MLS records published by the Houston Association of Realtors show 67 closed sales in Towne Lake between June 1 and September 30, 2026. The public view gives each home's final list price or a price band, not the exact sale price. Even so, the spread is clear. Here's how the final list prices break down for 41 of those summer 2026 closings:

Final list price Closings in the sample
Under $400,000 2
$400,000 to $799,999 24
$800,000 to $999,999 7
$1,000,000 and up 8

Final list prices in that group ran from $275,000 to $2,100,000. Nearly two-thirds were listed below $800,000. The eight at $1 million or more may include builder closings as well as resales, so the top row overstates how many existing homes trade at that level. The one builder home currently listed, just over $1 million in Heritage Cove, is priced above about four out of five homes in the sample. Even the custom builders' starting point in the $900s is above most of the sample.

The wider ZIP code tells the same story. In August 2026, ZIP 77433 had a median sold price of $437,000 across 189 sales, with a median of 33 days on market. That ZIP covers much more than Towne Lake, so it's only a reference point. It still shows that the new homes left in Towne Lake are priced at more than twice what a typical northwest Cypress home closed for that month.

How a community that started in the $300,000s got here

Towne Lake didn't start as a luxury enclave. A 2018 Community Impact real estate snapshot reported that the community broke ground in 2006 with plans for about 3,000 lots. It listed production builders including David Weekley, Newmark, Plantation Homes, Village Builders, Ashton Woods, Chesmar and Coventry. As late as 2017, the developer announced gated patio homes in Sunset Harbor by Sitterle and Caldwell Homes, starting in the $300,000s, with waterfront homesites and insert boat docks.

Those production sections are the resale stock today. As build-out approached, the builder roster shifted toward custom work. The current builder directory lists Caldwell Homes and Partners in Building, along with custom builders Bavaria, Braziel Building Group, Brickland Custom Homes, Jamestown Estate Homes and William David Homes. The directory doesn't say which custom builders still hold lots. With seven homesites showing in the home finder, any of them would be working from a short list.

So the community's two halves now serve different buyers. The homes built in volume during the 2010s set the price most buyers will actually pay. The remaining lots set the new-construction price, and that price follows waterfront lots, preserve frontage and custom specifications rather than what a typical household can spend.

What stands in for the new build now

If a builder home isn't an option at your budget, the closest thing in Towne Lake is a home built in the last few years by someone else. The summer 2026 records include several useful examples.

Section Built Type Size Sold price band Days on market
Sec. 64 2024 Single-family 2,717 sq ft $552,001 to $627,000 11
Sec. 03, Heritage 55+ 2012 Single-family 2,128 sq ft $370,001 to $420,000 62
Sec. 44 2020 Townhouse 1,632 sq ft $250,000 to $285,000 not shown

The Sec. 64 home closed on September 9, 2026, after 11 days on market. Its price band works out to about $203 to $231 per square foot. For comparison, homes across ZIP 77433 took a median of 33 days in August 2026, and Greater Houston averaged 54 days with 5.3 months of single-family supply. One fast sale doesn't make a trend. It does fit the pattern you'd expect when a two-year-old home is the closest thing to new that's available at that price. The buyers who once would have met with a builder's sales team about a $600,000 floor plan are now shopping for homes like this one.

The Heritage section home is a different product. It's in the 55-and-older section, it was built in 2012, and it spent 62 days on market before selling on August 26, 2026. Its price band works out to about $174 to $197 per square foot. The Sec. 44 townhouse was the lowest-priced closing in the sample, at roughly $153 to $175 per square foot. A comparable townhouse is on the market now: 1,828 square feet, built in 2020, asking $330,000, or about $181 per square foot.

The newest product at the lowest price is attached housing from 2020. A detached home from the last few years puts you in the $550,000 to $630,000 range. New construction starts in the $900s with a custom builder and reaches the $1.2 millions and up with Partners in Building.

Where the friction shows up in a resale offer

Buying new construction in most Houston communities comes with a familiar fallback. If the resale seller won't move on price, there's usually a builder nearby with standing inventory and incentives to offer. Below the $900s in Towne Lake, there are no builder homes to fall back on. That changes some practical parts of an offer:

  1. There's no builder home to compare against. At $550,000 or $600,000, the alternatives are other resales, inside Towne Lake or in nearby communities. A seller of a 2024 home isn't competing with a builder's closing-cost package.
  2. Section and build year carry more of the price. The examples above range from about $153 to about $231 per square foot. The spread follows product type, section and age more than any community-wide figure.
  3. ZIP-wide numbers can mislead. The 77433 median list price for active listings was $474,900 in September 2026, across 1,233 listings. That figure mixes Towne Lake with surrounding communities. It's less useful for pricing a specific Towne Lake section than recent sales from that section.
  4. Final list price isn't the sale price. The public records for this period show final list prices and sale price bands. Anyone pricing an offer or a listing needs the exact sale prices from those closings, not the figures shown on screen.

Sellers face the same math in reverse. If you own a newer home in one of the later sections, the closest new-construction competition starts in the $900s for custom builds, and the one listed builder home is just over $1 million. The listings you're competing against are mostly other resales, and that changes how you'd position a listing.

What the last section and the preserve still change

The top of the market isn't finished growing. Parkside's 375 homesites will add more homes priced at today's builder levels, and the developer describes the section as adjacent to a regional nature preserve. A March 2024 announcement described Preserve Park as planned between Parkside and The Preserve along Greenhouse Road. It also said Towne Lake will cover 2,400 acres with 3,000 homes once complete. The community's parks page still labels a regional park "Coming Soon," and there's no confirmed opening date.

Once Parkside sells out, Towne Lake will have no new construction left at any price. Every later purchase will be a resale, including the homes being built now. A 2024 home in Sec. 64 and a 2020 townhouse in Sec. 44 are the newest homes available below the builder price, and their recent sale prices are the most useful benchmarks for pricing anything in that range.
